Trustees review Magnolia Senior Living upgrades and downtown façade projects in first reads

At the July 21 meeting trustees heard first readings for two development items: a major adjustment for Magnolia Senior Living at 10 North Washington and exterior/site improvements for downtown mixed-use buildings at 6 West 1st and 8–10 West 1st.
Architect Mark Singh told trustees the Magnolia project (original building 1976) will focus mainly on interior and mechanical system upgrades, including removing cast-iron sewers, updating cooling systems and moving some mechanical units to the ground floor with screening. The applicant said the memory-care unit will be removed and the facility reconfigured to assisted living; staff noted roughly 67 beds. The Plan Commission reviewed and unanimously recommended approval; staff and applicant plan to return for a second read in August.
Downtown property owner Peter described proposed facade repairs, new windows and roofing, new light fixtures, and placement of an HVAC condenser behind an existing screened area. The Plan Commission and Historic Preservation Commission reviewed the proposals and recommended approval with minor landscape follow-up.
What happens next: both items are on first read and will return to the board in August for final consideration; staff will follow up on landscaping plans and screening details before final approval.
