Aldermen grant fence-height variance and approve final plat after Community Development recommendation

Community Development Director Kianca Guyton presented two land‑use items at the Feb. 18 meeting of the Mayor and Board of Aldermen at the Madison Justice Complex: a variance request to increase a fence height at 102 Evergreen Court and a request for final plat approval.

Kianca Guyton told the board that applicant Deanna Abdullah sought a variance to raise a fence from 2.5 feet (30 inches) to 6 feet for a double‑front lot in the Highwoods of Madison subdivision. Guyton said the homeowners' association and the Planning and Zoning Commission recommended approval and that she recommended approval as well. Alderman Janie Jarvis moved to grant the variance and Alderman Paul Tankersley seconded; the vote was unanimous.

Guyton also presented a final plat for approval and said she recommended final plat approval "contingent upon punch list items being addressed and approved by the Public Works Department." Alderman Mike Hudgins moved to grant final plat approval on that condition; Alderman Guy Bowering seconded and the motion was unanimously approved.

The minutes state that documentation relevant to the variance request is attached as Exhibit VII and that the final plat approval is contingent on Public Works’ sign-off of punch‑list items. No public opposition or additional conditions were recorded in the minutes. The board adjourned after completing the agenda.

Next steps noted in the minutes: Community Development and Public Works must complete and sign off on any outstanding punch‑list items before the final plat is considered fully complete.
