Board members and the applicant’s contractor said the lot’s unusual shape — about 48 feet at the front tapering to roughly 37 feet at the rear — creates a practical hardship that prevents a conforming deck. Contractor Jevon O’Neil told the board the deck would be “just above ground,” about eight inches high, and is smaller than the house itself. “We’re just simply looking to do something that’s just above ground,” O’Neil said.
A board professional said the required setbacks and lot width mean the applicants cannot reasonably install a conventional rear deck without relief. Board members asked whether the deck could be narrowed or reduced in size; the applicant’s team said they would consider modest reductions if the board required them but that the proposed design allows seating and outdoor living without dominating the yard.
No members of the public spoke in opposition. A board member moved to approve application ZDA260006; the motion was seconded, and the board voted in favor. Recorded votes in the transcript show affirmative votes from Cheryl Bethea, Vaseem Verdas, Allen Rich, Gary Rosenthal, Robert Shepherd, Peter March and Chairman Thomas.
