Historic District Commission advances preliminary study for 178 South Street (NC Wyeth house), public hearing set Aug. 6

The Historic District Commission (Speaker 26 and Speaker 10) reviewed a preliminary study report for a proposed local historic district limited to 178 South Street, the NC Wyeth property. The commission adopted that preliminary study in June and described the next steps required under state and local procedures.

The proposed district would be limited to the parcel’s exterior architectural features. Commission members said the Massachusetts Historic Commission has already signed off on the study report. The next formal steps are a public hearing (mandated by the bylaw) on August 6, review by the Planning Board, revision based on public feedback and, if the commission proceeds, placement of a general bylaw article on a future Town Meeting warrant. The bylaw amendment would require a two‑thirds vote at Town Meeting because it changes zoning.

Commission members emphasized outreach and education—creating a flowchart to guide homeowners through the nomination and post‑designation process so property owners know what the designation would mean for future exterior changes. They also noted the study and procedures mirror single‑parcel districts like the Kingsbury House and that a property owner or foundation (some materials reference the NC Wyeth Research Foundation) initiated the process.

Next steps: the commission will hold the August 6 public hearing, review comments, and either refine the draft bylaw and map or move to place an article on a future warrant for Town Meeting consideration.
