The town board heard a presentation from Absolutely Auctions on an upcoming online tax‑foreclosure sale that town staff and the vendor say will list a small set of tax‑delinquent parcels and run a two‑day online bidding window.
Jennifer Gableman of Absolutely Auctions described the registration process and timeline: prospective bidders must create an account on the auction website, register for Greenburgh's sale, and complete a DocuSign bidder packet that requires a credit card for registration. "The bidder packet requires a credit card for registration," Gableman said, adding that bidders should preregister to avoid technical issues.
Town staff and the auctioneer said the auction platform will open Monday, May 18, and close Wednesday, May 20 at 10 a.m. A live‑bidding interface will be used on the final day; lots are staggered to close one minute apart and dynamic extensions will keep items open while active bidding continues.
Frank Petrzak, the on‑site auction representative, walked the board through the inventory posted on the auction site, noting that some properties may be occupied and urging potential buyers to perform due diligence. "That property may be sold occupied," Petrzak said of a condominium listing, explaining the auction team took exterior photos and posted bright yellow foreclosure signs on many parcels to notify owners.
Officials discussed how proceeds are handled under state law: the town recovers taxes, penalties, interest and allowed administrative fees; any remaining equity would be addressed through the court system. The auction team said marketing materials — a printable brochure and mailings to village halls — will go out before the auction and that staff will post links on the town website.
No vote was taken; auction vendors committed to follow up with staff about posting terms and finalizing the bidder packet, and the board thanked them for the presentation.
