One member said, "I think 3 or 4 [units]... even if you're adding 1 3‑bedroom unit... you're reducing the impact particularly on the two properties adjacent to it," urging fewer, larger units with more interior square footage. Concerns included septic capacity, stormwater infiltration, view‑shed impacts and ensuring fire apparatus circulation. The board suggested options that place parking behind buildings, allow additional landscaping buffers, and show septic setback minimums to determine feasible building footprints.
The board agreed to set a public hearing and asked the applicant to post materials on the town website and to provide display boards in advance so neighbors can comment; the applicant will return with two refined designs for public feedback and technical review.
