The Greenburgh Planning Board voted May 6 to classify the Sawmill River Road LLC project as a Type II action under SEQRA and to approve the site plan and requested landscape buffer waivers.
Deputy Commissioner Schmidt reviewed the draft decision and called attention to site-specific conditions: the applicant must repair the sidewalk along the property frontage and secure all necessary New York State Department of Transportation permits for the work; no final certificate of occupancy will issue until that work is completed. The board also required that landscape planters be installed and appropriately maintained to the satisfaction of the town forestry officer and in accordance with the approved plans; Miss Robinson successfully advocated explicit maintenance language for the planters.
The board handled three separate votes—SEQR classification, site plan approval as amended, and buffer waiver approvals—which passed unanimously.
Next steps: staff will finalize the decision documents incorporating the maintenance and sidewalk-repair conditions and notify the applicant of permit and inspection requirements.
