Town Review Board flags missing details on accessory building proposal at 6597 Norman Drive

The Town Review Board reviewed documents submitted by applicant Julie Ward for an accessory building at 6597 Norman Drive during its April 11, 2025 meeting.
Board members noted the submission included an added silo and additional silo roof area that increased structural coverage and that roof overhang dimensions were not shown on the site plan. The board recorded that the applicant advised a new property survey was being prepared.
The board reminded the applicant that site-plan drawings showing the current lot, current structures and the proposed structure, including the structural design of the proposed building, must be prepared by a registered person as required by TMV code 23-18(5)(d) and 23-18(6). The board also said the proposed accessory building height on the site plan and the as-built result must be referenced to the lot’s plane of reference under TMV code 23-14 definitions, and that TMV code 23-15(3)(b) sets a 20-foot height limit.
Using the applicant’s drawings, the board reviewed the Desired Building Area (DBA) mitigation calculation and noted that 89% of current and proposed structural coverage fall within the DBA and that the submission shows 45 mitigation points available toward the 42 points required. The board did not take a vote on the item at the meeting and flagged missing roof overhang dimensions and the forthcoming survey as items that must be supplied before final plan approval could proceed.
The board did not make a final determination on the proposal; next steps are completion and submission of the registered survey and a revised site plan that address the roof overhang dimension and clearly reference the lot plane of reference and height measurement.
