WYLIE, Texas — The Wylie Planning and Zoning Commission on July 21 voted unanimously to recommend that the City Council consider a special-use permit for a 31,683-square-foot warehouse-distribution building at 31 Steel Road.
City planning staff said the building would be used for e-commerce clothing, likely with two tenants, and that an existing 9,000-square-foot structure on the property would be demolished to make way for the new building. The project includes a loading dock and a fire-lane loop to meet hose-lay and access requirements. Staff said the project provides 25 parking spaces, including one handicap-accessible space, and roughly 15% landscaping where the district minimum is 10%.
No members of the public spoke in opposition during the commission’s public hearing. Commissioners questioned whether large tractor-trailers would be expected; staff said the docks are sized and arranged for box trucks and that loading areas are ground level, not lowered docks.
A motion to recommend the special-use permit to the City Council passed 5-0.
The item will proceed to the City Council for final action and site-plan review requirements will be addressed at that time.
