Board members then discussed screening along the property — including an existing fence and vegetation adjacent to a church — and a motion that ‘‘the existing screening vegetation is acceptable’’ passed unanimously.
On the question of building tenancy, staff noted the traffic analysis was performed on a single-use scenario. After debate, the board voted to approve the building as a single use consistent with the submitted trip-generation analysis; members said the applicant may later apply for an amendment or submit trip-generation data to staff if they wish to split the building into multiple uses.
What happens next: The applicant may seek a staff-review amendment with updated trip-generation if it later plans multiple tenants or mixed uses. The board will rely on staff to check trip-generation data before permitting changes.
