The Wells Planning Board on July 22 approved key site-plan elements for a proposed 6.83-acre subdivision off Post Road, accepting the traffic design and voting that shared driveways will not be required.
Staff told the board the lot is in a designated growth area and “the ordinance has been changed that if it’s in the designated growth area…all we’re allowed to require is 1 per dwelling regardless of the number of bedrooms,” a staff member said, noting state law limits local parking requirements. Board members said that single parking spaces per unit may be impractical for marketability.
The board also addressed plan details staff said still required attention — clarified drainage-easement language, meets-and-bounds for Arundel Lane’s 50-foot right-of-way, and recordable notes for condominium restrictions and accessory structures. Staff recommended adding a separate plan sheet with signature blocks and performance-guarantee notes so conditional items are recordable.
On traffic, a board member moved that the submitted traffic design is acceptable; the motion was seconded and approved unanimously. The board also moved and approved that no shared driveways be required for the subdivision.
The applicant said they would expedite modified materials and plan notes; the board granted a workshop extension (first for 60 days, later continuing scheduling discussions) to allow the applicant to provide amended language, final DEP/stormwater sign-offs and to finalize performance guarantees before final approval.
What happens next: the applicant will supply revised plan notes and the engineering sign-offs staff requested. The board’s vote accepted the traffic approach and set conditions the applicant must meet before final sign-off.
