Arpit Soni, owner and developer of the proposed Exit 39 truck stop, told the Smyth County Board of Supervisors on March 26 that the project team has engaged a new engineering firm and expects a preliminary traffic analysis by May 2026. "We will have a preliminary traffic analysis by May 2026," Soni said, and added that the team is moving to field studies and wetland delineations.
Soni said the development footprint would be "7‑10 acres" and that he currently has no plans to demolish the house near the future truck stop. "I would like to find a use for the house on my own, but currently am focused on the truck stop," he said. County Administrator Shawn Utt asked about timing; Soni said he anticipates breaking ground in the later part of 2026 and will provide email updates and future meeting presentations to the Board.
Board members asked questions about site size, the adjacent house and project timing. Rye Valley District Supervisor Jason Parris asked specifically about acreage and the house; Soni reiterated the 7‑10 acre estimate and said the house is not slated for demolition at this time. The developer also told the Board that the team will perform the usual environmental and traffic analyses prior to permitting and construction.
The presentation was informational; no vote or formal action was taken at the meeting. The Board received the update and will continue to monitor permitting, environmental studies and the preliminary traffic analysis.
