Moraine planners grant conditional approval to Electra Pak lot combination pending demolition

On July 21, 2026 the Moraine Planning Commission conditionally approved case SDash02Dash2026, a request by Justice Tussing of Construction Managers of Ohio on behalf of Electra Pak to combine three city lots into a single 3.1199‑acre lot in an M‑1 (light industrial) zoning district.
Planning staff member Miss Schroeder presented the application and explained staff found it compliant with chapters referenced in the Moraine zoning code and recommended approval with one condition: "The city of Moraine, by way of the planning commission chair, should not sign the final mylar record plan until Electra Pak and its construction team has completed the demolition of the enclosed connection crossing the lot line between Lots 3704 and 3362," she said. Staff also noted a demolition plan was drafted to show how the main Electra Pak building sections would be separated.
Commissioners asked technical questions about which lots would remain separate (staff confirmed Lot 3704 remains a lot), whether demolition would provide required fire access and setbacks, and whether part of the property could be sold to F and G Tool and Die once separated. Miss Schroeder confirmed the demolition would allow the lot line to run unobstructed and that Electra Pak had chosen not to demolish structures before knowing whether the planning application would be approved.
A motion to approve the lot combination with the demolition condition passed unanimously. The recorded votes were: Mr. Watts — yes; Mrs. Delph — yes; Mr. Noel — yes; Mrs. Long — yes; Mr. Howard — yes.
The commission’s conditional approval permits the applicant to proceed with the application process but requires the applicant to complete the demolition before the commission chair signs the final mylar for county recording.
