Planning staff presented a variance request to reduce the front‑yard setback from 25 feet to 5 feet for a corner property at 345 North 8th Street and recommended the commission both recommend approval to the Board of Adjustment and set a public hearing for Aug. 3, 2026.
Staff said the property lies within the original town subdivision and has an approximate lot width of 65 feet, which, together with a steep grade drop along the north property line and an undeveloped stretch of East Federal that is not paved due to floodplain, create conditions that staff regarded as unique and supportive of a variance under the applicable review criteria.
The commission moved, amended the motion to explicitly set the Board of Adjustment public hearing date, and approved the recommendation by voice vote. Staff explained that if the Board of Adjustment approves the variance after its public hearing and the owner obtains a building permit, the variance will be recorded and may expire if construction is not completed within the applicable timeframe.
The commission’s action was to recommend the variance and set the public hearing; the final decision rests with the Board of Adjustment at its hearing.
