Commissioners reviewed three documents from a broker for a proposed county land sale — a listing agreement, a disclosure statement and a relationship form — and discussed whether any commissioners had visited the property.
One commissioner noted Treasure County historically owned the land but said current commissioners had not been on-site. Discussion covered disclosures commonly included in listing packets — possible noxious weeds, uncertain boundary fencing and a lack of legal access — and several commissioners advised minimal affirmative statements where the board could not personally attest to conditions.
Commissioners located the broker compensation clause during the review and identified a proposed 5% commission. "Here we go. 5%," one commissioner said when the clause was found. The board discussed posting the listing and a timeline for offers; staff said they would post the listing on Monday and suggested accepting offers only after at least two weeks to satisfy public-notice and publication timing.
A commissioner asked whether the board could authorize moving forward with DocuSign to accept the three documents. Commissioners agreed and voted in favor of allowing staff to execute the forms electronically and to post the listing on the county website and public notices.
Next steps: staff will execute the listing paperwork via DocuSign, post the property listing, and follow the county’s publication schedule before accepting any offers.
