Commission approves first reading to shrink Eden Hills CDD by roughly 25 acres

City staff said the applicant satisfied petition, notice and public hearing requirements under Chapter 190, Florida Statutes; the existing district comprises about 396.65 acres and the requested contraction would remove approximately 25.2568 acres. The city attorney read the ordinance title into the record and the city manager read the staff analysis.
Developer representative Savanah Hancock stood for questions from residents. Resident David Joseph asked whether reducing the CDD boundary would affect homeowner fees; Hancock said a budget hearing on the matter is set for July 8 at 4:00 PM and noted the hearing location at the Albertus Maultsby Community Center. The commission approved the first reading unanimously.
Because this was a first reading, the change is not yet final; further public hearings or actions required by statute will follow prior to any modification of assessments or fees.
