Porter Consulting engineer Jake Yatsko presented a waterfront conditional-use application on behalf of 9 Ships Company and the Erie County Redevelopment Authority for operations at 1318 East Lake Road. The site would accommodate modular building assembly, glazing fabrication and associated warehousing.
Yatsko described outreach to neighbors including two public meetings at the Boys & Girls Club and one evening session. He said the neighborhood response has been generally positive and that the team plans dense tree screening, landscape berms and photometric controls to limit light spillover toward adjacent residences. He also acknowledged concerns about air pollution and truck traffic; Yatsko said the businesses do not produce chemical discharges and that large trucks would be infrequent, perhaps a few times per week.
Commissioners asked about adjacency to nearby youth and community organizations and were told the project team has met with the immediate neighbor, including leaders of the Boys & Girls Club and local campus stakeholders. A commissioner asked the applicant to formalize maintenance commitments for screening; the applicant agreed to record screening or maintenance commitments through the land-development process.
After discussion the commission voted to recommend the waterfront conditional use; the recommendation will be transmitted to city council for a public hearing and final decision.
The developer’s testimony and the commission’s unanimous support reflected staff findings that required setbacks and photometric and screening requirements either are met or will be addressed through minor plan adjustments and recorded maintenance agreements.
