Planning board OKs rezoning request for Hwy 280 parcel from A1 to B2, forwards to council

The Harpersville Planning & Zoning Board voted unanimously to rezone a Highway 280 parcel (parcel 17 1 01 0 000 045.006) from A1 to B2 and forwarded the item to the Town Council agenda for May 4.
Derrick Moore of APEX Remediation, LLC said the company needed to relocate and described the Hwy 280 site as a geographically convenient location for the work areas they serve. Board member Paul Brooks raised a concern that approving an M1 (industrial) designation could allow larger, potentially undesirable industrial uses if the property were sold in the future; Moore agreed that switching the request to B2 would avoid that risk and "there would be no problem" with changing the classification.
The board opened the rezoning matter during a public hearing; no members of the neighboring community attended to speak. Following the hearing, Paul Brooks moved to rezone the property from A1 to B2 and Della Pender seconded. Chairman David Sanders conducted a roll-call vote that resulted in unanimous approval.
The item will be on the Town Council agenda on May 4 for final action. The board recorded the applicants position that the rezoning was sought to accommodate the companys relocation needs and that the chosen B2 classification reflects the applicants preference to avoid heavier industrial designations.
