The Edgerton City Council on Aug. 8 voted unanimously to adopt Ordinance No. 2166, rezoning roughly 15.14 acres west of the Homestead Lane and Interstate 35 interchange from C‑2 (heavy service commercial) to C‑3 (highway service commercial).
Development Services Director Zach Moore told council the C‑3 designation would allow highway service commercial uses, including truck sales, which C‑2 zoning currently prohibits. Moore said staff reviewed the rezoning request against the city code, the Comprehensive Plan and state law, and that the parcel is identified as gateway commercial; the Planning Commission recommended approval without stipulation.
Councilmember Deb Lebakken asked whether a standard berm would be required to separate future vertical construction from residential neighbors. Moore said that ‘‘all requirements will be implemented’’ when development occurs and that landscaping and buffer standards in the Unified Development Code will apply.
Councilmember Ron Conus moved to approve Ordinance No. 2166; Councilmember Clay Longanecker seconded. The ordinance was approved, 4‑0 (Longanecker, Lewis, Lebakken and Conus voting yes; Malloy absent). Moore noted the current property owner had not provided a construction timeline.
The rezoning changes allowable uses on the parcel; any future development proposals, site plans, or permits would return to the appropriate review bodies under city rules.
