Commission OKs Saint James Estate plat revision that adds five units while staying within density limits

The City Commission approved a minor revision to the Saint James Estate final plat (application S0824) after staff and the applicant said the changes kept the project within zoning limits.
Chief Planner Jeff Gove summarized the revision, saying the change replaces five 24‑foot townhomes with six 20‑foot townhomes and increases the overall unit count from 31 to 36. Gove noted the project remains under the R4 density maximum of 40 units and that landscaping, right-of-way and previous approvals remain in effect.
Josh Wells, representing the applicant and owner, said the revision reduces the site’s overall footprint even as it adds units and confirmed the project remains compliant with the previously approved plans and required approvals.
No members of the public spoke in favor or opposition during the quasi‑judicial hearing. Following staff presentation and the applicant’s brief remarks, a motion to approve application S0824 carried on roll call.
The commission’s approval authorizes the mayor to execute the plat recording contract on behalf of the city. Staff did not note any permit or zoning changes beyond the plat revision; the planning department said required permits and approvals remain satisfied.
