The Chanceford Township Board of Supervisors unanimously approved conditional subdivision plans for New Harmony Church and a separate add‑on lot consolidation for Flory, Lehr and Mason at its May 11 meeting.
The board reviewed the New Harmony Church final subdivision plan, which would separate a 2.20‑acre cemetery lot from the existing 7.75‑acre church property. Planning Commission recommendations included three waivers: Section 502.a (water and sewer feasibility study), Section 602.c (sewage facilities planning module) and Section 705 (dedicating right‑of‑way). Bradley Smith moved to approve the waivers; the motion was seconded and carried. Chairman Kent Heffner moved to conditionally approve the plan provided all fees are paid, a Non‑Building Declaration is submitted to the Pennsylvania Department of Environmental Protection and deeds are provided to the township within 90 days of plan recording; the motion carried unanimously.
The board also considered a final add‑on lot subdivision that would consolidate a vacant lot with two surrounding properties for Flory, Lehr and Mason. The Planning Commission recommended waivers for Section 501 (plan scale) and Section 502.a (water and sewer feasibility study). Kent Heffner moved to approve the waivers and Lawrence Hare moved to conditionally approve the plan with the same conditions used for the New Harmony plan; both motions carried unanimously.
No public comments were recorded during the agenda items. The conditions attached to both approvals require the applicants to complete administrative steps before any building activity proceeds, including fee payment, DEP filing and deed transfers within the stated 90‑day window.
