The International Falls–Koochiching County Airport Commission on July 22 approved a phased increase in land-lease rates for hangars, adopting a 20¢/ft² increase as a first step beginning in 2027 and directing staff to include lease language restricting non-aviation storage.
Kyra presented comparative market data showing the commission’s existing rates (6–13¢/ft²) lagging regional peers such as Brainerd (49¢/ft²) and Bemidji (27¢/ft²). She proposed a stepped approach to avoid sticker shock and to move toward market parity; the commission supported starting with a 20¢/ft² increase for 2027 and reviewing subsequent increases in later years.
Commissioners and residents discussed enforcement and permitted uses for hangars. Several speakers said hangars should be used for aircraft and aviation equipment, not general storage; the commission agreed to add explicit lease provisions limiting non-aviation storage and discussed periodic inspections or spot checks to enforce terms.
