The Greece Planning Board approved a minor improvement plan for 2970 Dewey Avenue, allowing a 650‑square‑foot addition and exterior renovations that the applicant said will relocate an existing liquor store to the site.
Applicant Suquan Singh told the board he and his brother plan to renovate the existing eyesore at 2970 Dewey Avenue and move their liquor store from 2888 Dewey. "We're trying to rebuild this eyesore ... we're trying to move our liquor store," Singh said. Staff said the proposal is a Type II action under SEQRA and did not require county review; staff recommended conditions addressing the building materials, a decorative wall and landscaping, lighting subject to staff approval, a screened HVAC installation and a solid enclosure for the dumpster.
Board members asked about parking counts and dumpster placement. The applicant said current and adjacent plaza parking and limited employee presence mean the proposed number of spaces will be adequate; staff confirmed zoning code parking standards were met and noted the applicant could stripe extra spaces if needed.
After discussing conditions including a 3‑foot decorative wall along Dewey Avenue, brick veneer and stucco finishes in the specified color families, lighting restrictions, and rooftop HVAC screening, the board called the roll and approved the application subject to items 1–20 in staff notes and standard conditions of approval. The approval included the carryover requirement that lighting and signage comply with zoning unless the applicant requests Board of Zoning Appeals relief.
