The Town Review Board on Feb. 21 reviewed a carport site plan submitted by Jan Carey for Lot 358, 5730 Crane Road, and found the proposed structure would exceed the lot's base square coverage area (BSCA) by 238 to 258 square feet, which would trigger a requirement for 16 to 18 mitigation points.
The TRB recorded an internal estimate that about 95% of the structural coverage sits within the designated DBA, which would yield roughly 47 mitigation points available under the mitigation process cited in the submission. The minutes do not record a final calculation or a board vote to approve mitigation; instead, the TRB identified items missing from the site plan and recommended the applicant correct them before a vote.
The board listed six required items absent from the submitted site plan: 1) the front setback measurement from the proposed structure to the property line; 2) the location of the septic tank and field lines; 3) locations of trees 4 inches DBH within 50 feet of the proposed structure; 4) front, side and rear elevation drawings of the proposed structure; 5) certification that the site plan was prepared by a registered entity as required by TMV Code Section 23-18(5)(d); and 6) heights of existing structures needed for DBA calculations. The TRB recommended those items be provided and corrected before voting on the application.
Next steps: the applicant must supply the missing information and revised plans; the minutes do not record a subsequent hearing date or final TRB determination.
