Tetonia recommends conditional approval for Mt Nord subdivision to Teton County

Tetonia staff presented a recommendation on the Mt Nord subdivision application that arrived while Tetonia’s area-of-interest boundary was changing. The Tetonia Planning & Zoning body did not provide a recommendation because its April 6 meeting lacked a quorum, so city staff and the council reviewed the application and the consultant Brad Cramer answered council questions about roadways, traffic and wildlife-study requirements.

Councilmember Aaron Hansen moved to recommend approval to Teton County subject to a set of conditions to address civic infrastructure and land-use protections. The council identified six required items: (1) a development agreement specifying ownership and maintenance of common areas, open space and the road; (2) renaming the plat road to match the Banner Lane name used south in Flag Ranch; (3) labeling plat open space to prohibit development including outbuildings, roads or grading; (4) a cross-access easement to benefit the property to the south (Flag Ranch); (5) submission of the improvement plan for roads and common infrastructure to Teton County for public-works review; and (6) dust mitigation along 3000 W during construction and repair responsibility for any damage to 3000 W, to be evaluated by Teton County Public Works and repaired by the developer. Brad Cramer, representing the applicant, reviewed these flags and staff concerns during the discussion.

The council voted to forward the recommendation with those conditions; Ball seconded and the motion passed unanimously.
