Mesilla panel approves red corrugated porch amendment over objections

At its May 4 meeting the Town of Mesilla Planning, Zoning and Historical Appropriateness Commission approved an amendment to previously approved plans for 2450 Calle de Principal that replaces a front parapet porch with a red corrugated metal porch.

Staff explained the amendment would not change drainage design, approved setbacks or grading plans and that a permit extension had been processed through Nov. 7, 2026. Contractor Dave Salas told the Commission the roofing material had already been acquired and that, in his view, the panel would find it historically appropriate once installed; he said the material possessed an aged, weathered appearance and that the revised roofline would sit about 18–24 inches below the parapet line.

Several commissioners raised concerns that a corrugated metal roof might visually conflict with surrounding plaza structures and said they would prefer photographic examples or material samples for architectural amendments. Mr. Salazar and staff said the change complies with Town code requirements and would not affect drainage; the Commission approved the amendment 3‑1, with Commissioner Martha Mulvihill voting no.

The approval authorizes the architectural amendment as described in the staff report. Commissioners discussed whether future administrative approvals should require visual materials for amendments to previously approved historic‑area designs.
