The Balcones Heights Board of Adjustment approved renewals of two variances previously granted in 2021 for a proposed townhouse development covering parcels at 610–622 Gentleman Road and voted to waive the reapplication fee.
City staff told the board the variances allow front‑access parking and other site adjustments needed to develop six townhomes without reconfiguring existing water, sewer and electrical utilities. Staff said the earlier variances expired after inactivity and that renewals are a standard option when an applicant can show prior approvals and continued justification. The applicant, Luis Espar, told the board the project was delayed by the COVID‑era slowdown but that utility work and deposits are in place and he intends to move forward within the coming year.
Board members discussed that if the applicant does not act on the renewed variances within another year the matter may return to the board; members also confirmed that a renewal fee waiver can be requested and approved in the board’s discretion. The board voted to approve the variance renewals and separately voted to waive the reapplication fee.
