Council OKs rezoning for 7-acre multifamily redevelopment along State Highway 121

The council approved an ordinance rezoning roughly 7.082 acres along East State Highway 121 from light industrial to planned-development multifamily (MF-3) to allow a Chaparral Partners multifamily project.
Spence Miller of Chaparral Partners presented renderings, described three 3–4 story buildings with approximately 265 units, and outlined on-site amenities including a resort-style pool and fitness center. Miller said the property previously operated as automotive salvage and that the new project would clean up the corridor and complement the recently completed adjacent phase. The planning and zoning commission recommended unanimous approval.
Council members asked technical questions about setbacks and sewer capacity; Miller and staff confirmed reduced setbacks were in addition to an existing buffer and that the sewer system had been evaluated and has capacity for the increased density. The council voted to approve the ordinance 6–0.
