The Ocean Ridge Planning and Zoning Board approved revised elevations for a project at 113 Island Drive South after staff confirmed the changes were architectural and did not alter zoning compliance.
Town planner Corey O'Gorman said the revisions — parapets, decorative (non‑usable) balconies, shutters and a change from stone veneer to smooth stucco — were substantial enough to return to the board under development plan review criteria but did not change zoning calculations. Designer Richard Broomer said the decorative balconies project 18 inches and are not intended to be usable.
Town engineering and zoning staff reported no civil or zoning concerns. O'Gorman and staff recommended a condition ensuring balcony dimensions do not exceed the code limits (no more than 3 feet projection and 25 square feet in area). After brief discussion, the board moved to approve the revised elevations.
Staff will verify final dimensions and any necessary details before permit issuance.
