Sharon Planning Commission reviews major edits to Subdivision Regulations, adds boundary-line adjustment section

The Sharon Planning Commission on Dec. 3 reviewed an updated working draft of its Subdivision Regulations, made several editorial changes and debated the addition of a new Boundary Line Adjustment section. Planning Administrator Alexandra Babicki presented recent office work and the revised materials for commissioners to markup.
The commission corrected the definition title “Natural Heritage Areas” to “Vermont Natural Heritage Inventory (VNHI)” and moved it to the proper alphabetical location in Article II. Commissioners also made minor wording edits across Sections 200, 201, 203 and 206, and voted to combine Sections 307 and 308 while adjusting Section 300 titles to reflect the restructuring. The work was described as editorial and organizational rather than substantive changes to review standards.
Commissioners reviewed a Lot Use section drafted and circulated in advance by Andrew Cliburn; Lucy Gibson and Dee Gish proposed minor phrasing edits to that draft. Separately, a new, dedicated Boundary Line Adjustment section drafted by John Roe prompted extended discussion because the inclusion of an entire new section is a substantive structural change. Commissioners debated phrasing and word choice throughout the discussion and made multiple edits.
As the meeting neared adjournment, the commission tasked Planning Administrator Alexandra Babicki with incorporating the day’s edits and folding the Lot Use and Boundary Line Adjustment language into the working draft for further review at the regular meeting schedule. No final adoption or formal vote on the revised regulations occurred at this meeting.
