Board cites adverse effect on historic property at 130 South Main, urges redesign and stamped drawings

At its July 7 meeting the Village of Chagrin Falls Architectural Board of Review received a Historical Significance Report for 130 South Main that concluded the house meets the standards of a "Historically Significant Property" and that proposed changes 1 and 2 would have an adverse effect on the building’s design and historical significance.
Architect Nick Robinson described the existing rear flat-roof kitchen addition with an unsightly parapet and a floating door and proposed adding a room above the existing footprint without expanding it outward. Board members told Robinson the proposal must address the problematic existing conditions beneath the addition — particularly the lack of fenestration on the bump-out — and recommended a holistic design approach rather than treating the addition in isolation.
Members also suggested exploring a shed roof instead of a gable solution because parallel gables raise complexity and water-management concerns; they stressed that natural light and window placement will be essential if the second floor will contain a bedroom. The Board said a full site plan and stamped architectural drawings will be required for final submission and tabled the project pending those materials.
