The Village of Chagrin Falls Architectural Board of Review granted preliminary approval May 5 to plans for a new single-family dwelling at 278 Miles.
Contractor Bill Joyce presented revised preliminary drawings, saying the design now includes a reverse gable and a one-foot bump-out in the kitchen foundation to break up a long wall plane. Joyce also said the second-floor bathroom layout had been revised.
Board members confirmed the building's proportions — a 9-foot first-floor plate, 8-foot second-floor plate and a 9-pitch roof — and said those dimensions were consistent with neighboring homes. "The changes are an improvement," a board member said during discussion.
Building and Zoning Inspector Dominic Cribari noted that because the prior submission had been tabled, the applicant must return for final approval with completed engineering.
A motion by Phil Koepf, seconded by Wendy Naylor, approved the plans for preliminary review. Roll call recorded King-yea, Corkran-yea, Kaminski-yea, Naylor-yea and Koepf-yea.
Next steps: the applicant must complete engineering and return to the Architectural Board for final approval.
