The Village of Chagrin Falls Architectural Board of Review met July 7 and approved multiple final plans and a demolition while tabling two preliminary applications pending revised drawings and variance resolution. Phil Koepf, acting chairman, presided.
On procedural business the Board approved the June 16 minutes. Architect David Jansen presented a field change at 309 Miles Road that removes two side dormers but retains a rear dormer for stair access and removes an abandoned chimney; the Board found the change did not worsen existing conditions and granted final approval. Martin Johannessen appeared for a new dwelling at 498 Solon Road; Dominic Cribari, Building and Zoning Inspector, said a variance for that project had already been granted and the Board approved final plans after reviewing rooflines and materials.
The Board received a Historical Significance Report for 130 South Main that concluded the property meets the standards of a “Historically Significant Property” and that proposed changes 1–2 would have an adverse effect; the Board urged a more integrated design and tabled the application pending stamped drawings and a full site plan. Rebecca Pantuso’s proposal for a rear covered porch at 70 Wilding Chase received final approval; Pantuso also presented a demolition-and-rebuild plan and a small mudroom at 59 West Washington (the new garage is about 530 square feet), both approved. The Board approved demolition at 108 East Summit after staff confirmed required variances and that a lot split would produce conforming parcels.
Homeowners and contractors received informal feedback on two walk-in items: Stafford Worley was advised to return with stamped drawings for a proposed shed dormer at 296 North Street, and Leigh Kruszewski and contractor Jeremy Moore received guidance on siding, roofing and window profiles for a porch project at 183 Bell Street.
Janine Bauman of 46 East Walnut Street spoke during the public hearing on the 456 East Washington project, urging the Board to protect the village’s established character and expressing skepticism that landscaping alone would mitigate architectural inconsistency. The Board discussed that project at length and ultimately tabled it to allow the applicants to address variances and unify the design.
