City staff reports AMPI subdivision finalized; commissioners discuss tree removal and local construction

City staff updated the Planning Commission that the AMPI subdivision plat had been approved by City Council, signed and filed with the county registrar. The staff member said the city attorney is pursuing an appeal with the Board of Tax Appeals to remove the newly platted property from the tax rolls and avoid an estimated $12,000 annual property tax liability.

"That plat has been finalized, and those lots are broken up," the staff member said, noting that getting signatures on the Mylar was a critical step and that filing at the county deeds office had been completed. The Chair and staff made brief procedural comments about the Mylar-signing process and the required pen used for signatures.

Commissioners discussed active work near the Dollar General site: removal of a tree row, trailers and earthmoving equipment on site, and the use of a trench incinerator to burn tree material. One participant described the incinerator as large and said it produced smoke for the first 30 minutes before burning clean; the participant estimated roughly 30–40 full-sized trees had been removed in a single day of work.

Separately, staff and commissioners exchanged updates on a nearby housing project. Staff said utilities would be installed first and that a few units might be finished by the end of the year. The development discussed comprises six units (three duplexes); commissioners noted the build is progressing and that individual units may be sold as completed.
