Fishers City staff presented a request to rezone roughly 10.45 acres from the Legends at Geist PUD to create a new 116 PUD for a 32‑lot single‑family neighborhood.
Ross Hillery said the proposal would convert an existing place of worship parcel to a for‑sale, single‑family development with eight rear‑loaded lots and 24 side‑loaded lots, a new public road and private alley drives in parts of the site, landscape buffers on the east, south and west, and tree‑preservation measures included in the PUD packet. Hillery said a neighborhood meeting will be required, the Planning Commission public hearing is expected in September, and final council reading would follow in late September.
Michael Murchaux, speaking for the petitioner, said homes would be custom built with anticipated price points starting in the $900,000 range and likely reaching $1.5–$1.6 million. Councilmembers asked about setbacks, lot depths and traffic; staff noted the project will come before Planning Commission and that the PUD limits the development to 32 homes.
Council advanced the proposal on first reading.
