The Fishers Board of Zoning Appeals on July 22 approved a variance to allow an accessory structure side setback of 2 feet at 8827 Lindsay Court, permitting Maureen and Ethan Harmier to install a 120-square-foot, roughly 7-foot-high storage shed.
Maureen Harmier told the board the shed is intended to hold tools, gardening equipment and a grill and to move storage out of the home's garage. "We're trying to literally build a storage shed to have tools, gardening tools, grills," she said, adding that the homeowners have HOA approval and that the shed will meet HOA size limits.
Grace Wiley, senior planner for the City of Fishers, summarized the staff report and said staff had received one supportive comment from a rear-neighbor and offered no recommendation for denial or approval. She noted the proposed shed size and height and reminded the board that staff recommends, should the board approve, that the approval letter and related documentation be recorded with the Hamilton County Recorder's Office.
Board members asked whether the proposed 120-square-foot size complied with city standards; Wiley explained that the 120-square-foot shed is well under the 600-square-foot threshold that triggers different setback calculations and that the 7-foot height aligns with the project's illustration. The petitioner confirmed the shed order is placed and that they would not exceed the 120-square-foot size shown in the submitted drawings.
A board member moved to approve VA26-6 with the condition that the approval letter and related documentation be recorded with the Hamilton County Recorder's Office and that the shed not exceed 120 square feet; the motion was seconded and carried. The board did not hear public testimony for this petition.
The approval is conditioned on the recording requirement; the board closed the item and moved to the next agenda matter.
