The Planning & Zoning Board on Aug. 7 unanimously approved PZB 24-00500004, a blanket conditional use allowing multiple uses at an existing industrial property at 714 Barnett Drive. Staff analysis presented by Scott Rodriguez said the site is zoned Industrial Park of Commerce (I-POC) with an Industrial future land-use designation and noted three auto-repair businesses on site hold current business licenses while one tenant did not.
Rodriguez told the board that businesses operating without current licensing may continue to operate provided they come into compliance and that questions about any lien or the unlicensed tenant's operations are matters for the Code Compliance Division rather than a zoning determination. Board members asked clarifying questions about licensing and liens during the presentation.
Vice-Chair Daniel Walesky moved to approve the blanket conditional use with the staff-recommended Conditions of Approval based on competent substantial evidence in the staff report and testimony; Dave Mathews seconded. The motion passed with a unanimous vote.
