Village approves concurrency certificate for 20 Northeast 24th Street site plan

The Village of Lazy Lake council voted to issue a Concurrency Review Certificate for a site plan at 20 Northeast 24th Street and authorized lifting a stop-work order once required documentation is submitted to Broward County.

Planner Christian Waterval reported that staff reviewed three surveys and field measurements and found the project complies with the Village's land-development regulations on lot size, setbacks, height and impervious surface. Waterval said the lot measures 21,300 square feet, exceeding the R‑1 minimum of 10,000 square feet.

The council approved the certificate with conditions: the applicant must provide a final survey and an elevation certificate before project completion and submit copies of all Broward County permits to the Village. Council members also flagged site-specific items the applicant must address before final sign-off.

Council discussion noted that a lighting pole located on the property line will remain part of the Village electrical circuit; any aesthetic changes would require Village review. Members asked the applicant to inspect a neighboring shoreline riprap example and report back on erosion-control options. The council also asked the applicant to consider planting larger "character trees" to replace removed oak canopy.

The motion to issue the Concurrency Review Certificate and lift the stop-work order upon submission of the required materials was seconded and passed 3-0. The council did not record individual vote-by-name in the minutes.

Next steps: the applicant must submit the final survey, elevation certificate and Broward County permit copies to Village staff for verification before the stop‑work order is lifted.
