The Elm Grove Building Board met July 7 in the Park View Room and approved amended minutes and four property-related applications, including a revised plat and landscape plan, two exterior alterations, and two home additions.
Chairman Jim Olson opened the meeting and led a brief amendment of the June 16 minutes, asking staff to identify an unnamed applicant representative, add a company name for a listed contractor, correct a speaker attribution, and change wording in one paragraph from "suggested" to "required." Assistant Village Manager and Zoning Administrator Sowl said he would follow up by checking email correspondence; the board then approved the minutes as amended.
On the first substantive application, applicant Trace Tendick presented a revised plat of survey, grading plan and landscape plan for 12950 Green Meadow Court. Tendick said the driveway area increased from 1,471 to 1,667 square feet to improve access, the rear patio was reconfigured into multiple smaller patio areas, and the submission noted an overall additional 109 square feet of impervious surface for a total of 39.93% impervious coverage. The applicant's engineer provided an updated stormwater computer model for the Caroline Heights development, which the board said demonstrated substantial accordance with the approved stormwater management plan. The board confirmed plant species and lighting locations; the motion to approve the revised plat, grading and landscape plan passed 6-0 (Ms. Jackson moved; Mr. Matola seconded).
The board next approved two minor exterior alterations for separate properties. For 1075 Red Barn Lane, representative Andy Poeppel of Miller Marriott explained the applicants will replace a previously approved dark-bronze metal roof with asphalt shingles in the color "Max Def Espresso" and remove grilles from the door side lites in favor of vertically oriented bar lites that better match the garage; the board approved the change 6-0 (Mr. Thedford moved; Ms. Jackson seconded). For 800 Park Lane, architect Kayley Tuchek described a plan to convert the covered portion of a rear deck into a laundry room and to add a second-floor bedroom within the existing roofline and column footprint; the board found the work does not increase the home's nonconformity with setback limits and approved the addition as submitted 6-0 (Ms. Jackson moved; Mr. Thedford seconded).
The final application, for 835 Shadow Lawn Drive, proposed a 580-square-foot rear addition connected to the house by a breezeway and intended to serve as an art studio. Applicant representative Cameron Mikkelson described design choices intended to make the addition read as a distinct, minimalist volume, including a steeper 12:12 roof pitch and a black-and-white exterior palette. Homeowner Ms. Pereira said the new space was "intended to function as an art studio." Board members discussed the visual relationship between the connector and the addition and asked that the connector's window frames match the existing house (white) so the breezeway reads as subordinate; they also required that the visible mini-split unit be shrouded or otherwise concealed. The board approved the addition with those conditions; the motion passed 5-0 with Mr. DiFonzo recorded as abstaining (Mr. Thedford moved; Mr. Matola seconded).
An agenda item for signage at 12700 W. Bluemound Road was not considered because the applicant informed staff earlier in the day that they will submit revised materials at a future meeting. No other business was raised; the board adjourned at 6:12 p.m.
