Fulshear board clears parking variance for Fort Bend County ESD No. 4 fire station to preserve apparatus egress

The City of Fulshear Zoning Board of Adjustment on Jan. 29 approved a variance to off‑street parking requirements for the new Fort Bend County Emergency Services District No. 4 station at 30610 5th Street, finding that apparatus egress and operational security justified reduced on‑site parking.
Architect Ryan Horton of PGAL described the site as having roughly 150 feet of street frontage along 5th Street, of which more than two‑thirds must be allocated to an egress apron so fire trucks can exit; that requirement leaves little frontage available for conventional parking. "We have 150 feet of linear street frontage along 5th Street, and greater than 0.667 of that needs to be given to the egress apparatus apron," Horton said, explaining the operational constraint. Horton also said the station must meet Texas Department of Licensing and Regulation requirements for ADA parking and accessible routes to the entry.
Horton said the ESD also needs secure on‑site storage for equipment and tentatively included gated areas to prevent public access to apparatus. Board members noted downtown design standards sometimes limit parking placement but acknowledged the unique needs of emergency operations. Mr. Cosby moved to approve the variance and Ms. Malaire seconded; the board voted 4–0 to grant the exception.
The variance permits the ESD to proceed with the station layout presented to the board, including the apparatus egress apron and the reduced number of on‑site parking spaces needed to support operations and security. A minor exhibit discrepancy on submitted renderings (four vs. five on‑site spots) was noted and attributed to an older rendering shown for context.
