Code board sets deadlines for roof-cleaning violations and continues one Faulkner case

Code Enforcement Officer Eric Ritwagen presented case 24-0291 (1433 Arabian Road East) and said photos taken that day show roof discoloration that requires pressure washing. Board member Wesley Cook moved that the respondent be found in violation of section 34-19(9)(c) and set Oct. 22, 2024, as the compliance deadline; the motion allows for a fine assessment not to exceed $25 per day and a potential fine-assessment hearing on Oct. 23 if needed. The board approved the motion by voice vote.
In the Faulkner matter (case 24-0292, 1442 Arabian Road East), Eric reported the owner provided proof a contractor had been scheduled to pressure clean but weather and medical issues may delay work. The board considered motions, the original maker withdrew one motion, and the board ultimately continued the Faulkner case until the code enforcement hearing on Oct. 23, 2024, to allow time for cleaning to occur.
Eric said white roofs show discoloration more readily after heavy rain and that pressure washing is the typical remedy; he noted the building department and inspectors will evaluate work when evidence of completion is provided.
