Board schedules site visit after hearing Fresh Market variance request on Route 9

Architect John Lentini, appearing for the Narvaez family, told the Town of Wappinger Zoning Board of Appeals on July 21 that the building at 1604 Route 9 (about 12,000 square feet) is constrained by lot geometry and an existing setback shortfall and that the applicant seeks a 56-foot variance to provide 19 feet from County Road 105/New Hackensack Road where 75 feet is required.
Lentini said the owner does not yet hold title and that interior storage is needed to make the site viable as a food market: "The location is perfect, but it's small," he said, arguing interior storage and moving refrigeration inside would be preferable to placing refrigerated boxes outside the building.
Board members questioned whether the planning board would review façade articulation facing New Hackensack Road and asked for commitments to protect existing trees during construction; Lentini said the applicant would maintain tree buffers where practical and that tree trimming for footing installation could be a condition. Members also noted the site may be short one parking space and said parking, landscaping and detailed facade design are matters for the planning board.
Rather than vote on the variance at the July 21 meeting, the board scheduled an on-site inspection for August 22 at 9:00 a.m. to stake the proposed corners and visually assess road visibility, and set a public hearing for August 25 at 7:00 p.m. The board instructed the applicant to post required public-notice signs by August 15.
