Charlie Ewart said the ordinance corrects map boundaries in the street-regulating plan, adjusts land-use and minimum-lot-area text to match prior form-based zoning changes, removes the previous $1,000,000 floor that limited which developments could use letters of credit to guarantee infrastructure, and clarifies that certain improvements may enter a conditional warranty period even if landscaping or trees are not yet installed. The changes are intended to align the code text with the commission’s prior policy decisions and to reduce developer confusion.
Commissioner Bolos moved to approve the ordinance as explained; the commission adopted it after a roll call vote. Staff said the changes are primarily clarifying in nature and should ease some procedural friction for developments in West Weber Village.
