Heritage Pines CDD adopts proposed FY2026 O&M budget, approves meeting schedule and mutual‑aid agreement

The Heritage Pines Community Development District Board of Supervisors unanimously approved multiple administrative measures at its April 15, 2025 meeting, including adoption of a proposed FY2026 operation and maintenance budget and the setting of a public hearing to finalize the budget.
District Manager Chuck Adams reviewed the proposed FY2026 budget, saying the net effect is a reduction of approximately $4,000 in appropriations compared with FY2025 and that the Operation & Maintenance assessment is projected to decrease by $2.88 per unit year‑over‑year. Chair Kathleen Lonergan presented Resolution 2025‑03, and on a motion by Vice Chair Arthur Rhodes, seconded by Assistant Secretary Carol Vaughan, the board adopted the resolution and scheduled the public hearing for July 15, 2025 at 2:00 p.m. in the Heritage Pines Country Club Meeting Room.
The board also adopted Resolution 2025‑04, designating regular meeting dates, times and locations for Fiscal Year 2025/2026 (motion by Supervisor Stephen Putman, seconded by Michael Walsh), and approved Resolution 2025‑05, updating the district's Florida Statewide Mutual Aid Agreement; Mr. Adams noted the district is more likely to be the recipient of aid than a provider. The board accepted the unaudited financial statements as of Feb. 28, 2025 (revenue about 94% collected) and approved the Feb. 18, 2025 meeting minutes as amended.
Each of those actions passed by unanimous voice vote (“with all in favor”), and no recorded no votes or abstentions were reported. The board also recorded routine staff reports and scheduled upcoming meetings on June 17 and July 15, 2025.
What happens next: the board will hold a public hearing on July 15 to consider final adoption of the FY2026 O&M budget; district staff said notices will be filed and posted pursuant to Florida law.
