The Royal Palm Beach Planning & Zoning Commission on Wednesday approved three architectural applications affecting commercial properties on Okeechobee Boulevard, Southern Boulevard and State Road 7.
Staff presented and recommended approval of application 26-072 AAR to reroof the commercial building at 11301 Okeechobee Boulevard and change the material from tile to a dark bronze metal roof. "Staff is recommending approval of application number 26-072 AAR as submitted," a staff presenter said during the item. With no public comment, the commission voted in favor and the chair announced the motion passed.
The commission then considered application 26-080 AAR for Al Packer Ford, proposing a new white-aluminum canopy over vehicle-detail areas and an extension of the existing canopy at 10601 Southern Boulevard. Staff recommended approval contingent on the applicant filing a separate minor site-plan modification. The meeting record shows Commissioner Lauren McClellan recused herself from this item because of "an arrangement with her employer," stepping off the dais before discussion. The commission approved the application with the staff condition.
Finally, the commission reviewed application 26-067 AAR for a property at 410 South State Road 7, where the applicant proposed exterior facade renovations, expansion of the dumpster enclosure, landscape adjustments and interior changes to divide the building into three retail units. Applicant Valeria Torres described moving six existing palm trees to the front of the site and adding two restrooms so each retail space would have its own restroom. Staff recommended approval subject to a minor site-plan modification; the commission approved the application.
Throughout the meeting staff repeatedly noted the approvals were contingent on separate minor site-plan modifications when required. There was no public comment on any of the three items. The commission set its next meeting for Tuesday, Aug. 25 and adjourned.
What happened next: commissions' approvals were routine and staff stated the required site-plan modifications must be completed by the applicant under separate applications; the meeting record does not include a roll-call tally for each vote, only the chair's announcement that each motion "passes."
