Council approves OneLife Fitness master-plan amendment and variances with traffic conditions

The Alpharetta City Council on July 20 approved a master-plan amendment, conditional use and three variances allowing a two-story, 55,000-square-foot OneLife Fitness at the Delta Community Credit Union master-plan site in the Northpointe overlay.
Planner Michael Woodman told council the site is 6.25 acres and that the applicant proposes 276 parking spaces where the code requires 220 (the site also seeks variances related to maximum building setbacks and an impervious-area ratio for surface parking). The staff report noted the applicant meets open-space and eco-district requirements and that planning commission unanimously recommended approval subject to six staff conditions.
Neil Freeman, managing member of Pickle and Social Alpharetta LLC and representing the applicant, accepted the staff conditions and explained the rationale for the variances, including site geometry and circulation constraints. Freeman said the team had performed a trip-generation analysis that triggered a full traffic study; Barry Dunlop of Paradigm Engineering said targeted striping and reconfigurations could increase stacking capacity for left turns into the site and estimated being able to stack "about 10 to 11 cars" in a modified taper area.
Council members pressed for details on peak occupancy, curb-cut geometry and left-turn stacking during morning peaks; staff said the traffic study was reviewed by the city's traffic reviewer and that required road improvements identified in the study would be implemented as conditions of approval.
Mayor Pro Tem Merkel moved to approve the master-plan amendment, conditional use and variances as presented by staff; Councilman Brady seconded and the motion passed unanimously.
The approval allows the applicant to proceed to permitting, subject to the conditions set by staff and any road improvements required by the traffic study.
