Barry J. Nielsen told the Zoning Board he is seeking approval to build a two‑car garage at 22746 Wharton Town Avenue after 28 years at the property.
"I'm hoping to get a garage after, 28 years there, and, and, hopefully, this will this will happen," Nielsen said after being sworn. He said the garage is for personal use, is planned at about 23 by 24 feet (roughly 552 square feet), and he expects at some point to add electrical work for accessibility and convenience for his partially disabled wife.
A staff member summarized dimensional limits and the setback requirement: the maximum garage size was noted as 552 square feet (23 × 24) and maximum heights were discussed (a typical 15‑foot maximum with reference to a gross of 17 feet in the staff summary); the applicant told the board he had used a certified property survey to confirm a 5‑foot setback from the nearest property line.
With no public comment, the board moved and seconded approval and adopted the variance by roll call (six affirmative votes). Chair (S1) said memorialization will be on Aug. 26; the applicant was told he need not appear at that meeting and may pick up permits at the construction office afterward.
