Krebs planning commission tables duplex permit after zoning mismatch

The City of Krebs Planning and Zoning Commission on May 5 unanimously tabled a building-permit request for a proposed duplex at Block 127, Lot 2 and the west 10 feet of Lot 3 after finding the parcel is zoned commercial rather than residential.
Chairman Mark Moy said duplexes must be zoned R-2 and that the property is technically zoned C-1; he also said he had told the property owner, Mr. Salyers, that the parcel needed to be rezoned to R-2 before a duplex permit could move forward. Richard Cotton moved to table the application; Dana DeFrange seconded. The motion passed with Cotton, James Garigin, DeFrange and Chairman Moy voting yes.
The commission began the evening by calling roll and approving the minutes from the March 3, 2026 meeting by unanimous vote. After tabling the duplex permit, there were no additional comments from commissioners and the meeting was adjourned following a unanimous motion to adjourn.
The tabling leaves the permit inactive until the applicant addresses the zoning classification; the transcript records no discussion of a formal rezoning application or timeline. The commission did not take a final vote on the permit, instead recommending the applicant pursue rezoning to R-2 and return with documentation or a formal rezoning request.
