Owner found in violation after unpermitted stair and beach work; town records show removal and cure

Steve Sheehan, Ocean Ridge compliance specialist, testified that on April 3 he discovered an aluminum stair landing attached to the seawall and workers excavating the beach at 6133 North Ocean Blvd without permits, and said the work likely required state DEP approval as well as town permits. "When I arrived on the property, there was a landing — one of the stair landing aluminum structure already attached to the seawall," Sheehan said in his testimony.
The property representative, John Gjokaj, told the magistrate he has been working with contractors and the town to obtain required permits and that the contractor removed the landing and filled the holes, submitting photos on July 1. Magistrate Amity Barnard found the respondent in violation of section 67-51(a) for work done without the required town permits but recorded that the town's evidence showed the work had been removed and the respondent had come into compliance after the notice date; she ordered the town's administrative prosecution cost of $224.73 payable within 30 days and warned that repeat violations could result in immediate citation without an opportunity to cure.
