The town offered targeted amendments to incentive-zoning language and mixed-use overlay tables July 22 to remove ambiguities, define 's plus' entries, and allow additional complementary uses through incentive zoning. Supervisor Schultz said the change would let the board require community benefits—such as traffic improvements or a grocery store on the west side—in exchange for otherwise disallowed uses.
Supervisor cited prior redevelopment needs (Marketplace Mall, Southtown Plaza) and proposed that bringing a PriceRite-style grocery or other priority community benefits qualify as acceptable community benefits under incentive zoning. He noted the town already collects an East River Road mitigation fee ($800 per vehicle) used for intersection improvements, and that incentive zoning can be tailored to make in-fill redevelopment more feasible.
